How to Find Real Estate Prospects Using Social Media

The Atlanta real estate industry has changed significantly over the past five years. After the 2008 real estate meltdown, I have seen many real estate professionals opting for more innovative ways of real estate marketing, such as virtual property tours, video sharing, and most importantly, social media marketing.
Social media provides an excellent way to connect with individuals who are more likely to convert into a customer. I have been using social media for real estate marketing for a long time now and have found many of my clients through Facebook and Twitter.
Today, I am sharing some of the secret tips and tricks that you can exercise to use social media for your real estate advantage.

Finding Real Estate Prospects on Twitter

In my honest opinion, Twitter is a goldmine for real estate prospecting. Even though the social media websites allows you to post messages of up to 140 characters length, its reach is intense. You just need have to use it properly to find qualified real estate leads.
I am sharing the process that I use at Platinum Real Estate and Luther Ragsdale.com to find prospects on Twitter.

  1. I research to determine the location-specific keywords that are more likely to connect me to individuals who are looking for a property in Atlanta. For example, Atlanta real estate, home in Atlanta, etc.
  2. Then, I search for the tweets containing those keywords. Based on the profile of the user, I determine if they can be a good fit as a real estate prospect.
  3. Once I have shortlisted the users, I start a conversation with them and provide them content that they are looking for or maybe interested in.

This 3-step process of using social media for real estate prospecting has been tested by my real estate agents several times and it has never failed us.

Finding Real Estate Prospects on Facebook

On the surface, Facebook might look like a forum to connect with friends and family, but its marketing potential can be realized by the fact that 42 percent of marketers consider Facebook an important part of their business’s marketing strategy. However, using Facebook for real estate prospecting is a bit different. It is important that you maintain an active Facebook page of your company, but to find real estate prospects, you need to go into more details.
Here is the 3-step process that I use at Platinum Real Estate and Luther Ragsdale.com to find Atlanta real estate prospects on Facebook.

  1. Using industry-specific keywords, I find the posts and page that are most relevant to my services. You can do this by using smart Facebook Search.
  2. Then, I segment search results and find people who are more likely to be interested in my services.
  3. Now, I have countless ways to connect with my real estate prospects, such as message, add friend button, etc.
